Garden rooms are no longer just storage sheds - they've become home offices, hobby studios, gyms, and even guest suites. But here's something many homeowners overlook:
Are your garden room electrics up to the latest standards?
With the introduction of the 2025 electrical regulations update (based on the 18th Edition Wiring Regulations Amendment 3), there's more focus than ever on making sure outdoor structures like garden rooms are safe, efficient, and compliant.
The latest UK electrical rules tighten safety measures for:
Correct outdoor cabling (such as SWA - steel-wired armored)
Circuit protection with RCDs or RCBOs to prevent shocks
Proper earthing and bonding for separate garden buildings
Certification under Part P of Building Regulations
Even if your garden room was installed just a few years ago, it may not meet today's standards. Here's why compliance matters:
Insurance risks - Non-compliant electrics can invalidate your home insurance in case of fire or accidents.
Safety hazards - Faulty or overloaded circuits can cause electric shocks or fires, putting your family at risk.
Resale value - When you sell your home, electrical certificates are essential for legal compliance and buyer confidence
